Burnham-Moores Center Welcomes Four New Members to the Policy Advisory Board

The Burnham-Moores Center for Real Estate at the University of San Diego’s Knauss School of Business is pleased to welcome Sean Murphy, Tracy Murphy, Brig Black, and Kristin San Martin as the newest members of its Policy Advisory Board.
The Policy Advisory Board is composed of senior real estate professionals and industry leaders who help guide the strategic direction of the Center while strengthening its connection to the commercial real estate industry. The Board supports the mission of the Burnham-Moores Center, which is to recruit, educate, and mentor a diverse group of real estate students while facilitating their career pursuits in a socially responsible manner and with a global perspective.
Board members provide insight on evolving industry trends, support the Center’s academic programs, and serve as mentors to students pursuing careers in real estate.
Introducing the New Policy Advisory Board Members
Sean Murphy
Chief Executive Officer, Megalos Capital
Sean Murphy is the Chief Executive Officer of Megalos Capital, a private investment firm focused on strategic investment opportunities across multiple sectors. Murphy brings extensive experience in business development, investment strategy, and capital allocation. Murphy’s background in evaluating opportunities and building long-term partnerships across the investment community provides valuable perspective for the Center as it continues strengthening its connections with investors and capital markets.
Tracy Murphy
Co-Founder and President, IQHQ
Tracy Murphy is the co-founder and president of IQHQ, a leading life-science real estate investment and development company headquartered in San Diego. IQHQ focuses on developing large-scale life science districts in major innovation markets including San Diego, Boston, San Francisco, and the United Kingdom. Murphy is widely recognized as a pioneer in the life science real estate sector. Prior to founding IQHQ, she served as Executive Vice President of Life Sciences at Kilroy Realty, where she helped expand the company’s life science platform, and previously was Senior Vice President at BioMed Realty, overseeing a portfolio of approximately 10 million square feet of life science properties.
Brig Black
Founder and Principal, Elevation Land Company
Brig Black is the founder and principal of Elevation Land Company, a firm focused on land acquisition, entitlement strategy, and real estate investment. Black brings experience in identifying strategic land opportunities and navigating the complex entitlement and planning processes that shape real estate development. His expertise in land investment and development strategy provides valuable insight to the Burnham-Moores Center and its students as they explore the early stages of the real estate development process.
Kristin San Martin
Executive Vice President, PMB Real Estate Services
Kristin San Martin is an Executive Vice President at PMB Real Estate Services, a nationally recognized healthcare real estate developer headquartered in San Diego. PMB specializes in the development of medical office buildings, outpatient facilities, and integrated healthcare campuses across the United States. San Martin has played an important leadership role in the firm’s growth, working on strategic partnerships, development initiatives, and client relationships within the healthcare real estate sector.
